A fabulous, cliff top house with a private beach. "Location, location, location," goes the real estate mantra, and Il Gabbiano is a perfect example of what that phrase really means. No number of photos or superlative adjectives will ever quite do it justice, but we must try!
Its position atop a rocky coastal outcrop, with direct beach access, affords Il Gabbiano a series of quite stunning views. The omnipresent Tyrrhenian Sea stretches out in all directions as far as the eye can see, the beautiful Mediterranean coastline languidly winds its way eastwards, while to the west lies Cefalu's yachting harbour and La Rocca, the monolithic limestone headland that dominates the town.

The Property
Inside: the property is accessed from the main terrace at the top of a flight of steps. The entrance leads into the homely kitchen, with its traditional Sicilian decorated ceramic tiles and on to the open living room, whose corner picture window offers great sea views and lots of light. Comfy red leather sofas and a large, flat-screen TV make this a very pleasant room. Above the living area is an open mezzanine level that serves as a little gym or a quiet reading area. To the right of the kitchen as you enter the house is the downstairs single bedroom and bathroom with shower. Going upstairs, one comes to the two main bedrooms, a double and a twin (this latter may also be made up as a double), and a bathroom with shower. The master double, complete with large flat-screen TV, has access to a wonderful terrace with delightful views. The two bathrooms are easily accessible from all three bedrooms, so the upstairs master bedroom can easily have use of its own bathroom if desired.
Outside: outside the villa's entrance is a spacious terrace area from which two separate sets of steps lead to another two terraces. The first is a spectacularly situated viewing point complete with barbecue and dining area. The second is an absolutely private lawned terrace with wonderful views of the sea and the coast running eastwards. All outside areas are equipped with good quality outdoor furniture. Two paths, one behind and one in front of the villa take you down to two delightful coves. The second descent to the sea is exclusive to guests staying at Il Gabbiano.
The Area
Il Gabbiano is a pleasurable 20-30 minute walk from the old town centre of Cefalu' with its Norman Cathedral commissioned by Roger II, shops, restaurants and long sandy beach. Its central position on the Tyrrhenian coast makes for easy day trips to Palermo (58km), Santo Stefano (35km), Solunto (55km). Cefalù is nestled beneath the Madonie Mountains, with peaks up to nearly 2,000m and a wealth of small villages with a history almost as long as that of Sicily.
Cefalù is on the main train line linking Palermo with Messina, and from mid June to mid September is connected with the Aeolian Islands by a daily hydrofoil service.

Cefalu', with its numerous restaurants and bars is a pleasureable 20-30 minute walk away. There are quite a lot of steps and quite a few precipitous drops. Although these are all well fenced, they make Il Gabbiano unsuitable for those with walking difficulties and children under the age of about 10.
