La Timpa, villa with pool and on the sea at Santa Tecla, Sicily

Inside: the villa is on two floors. The main entrance is on the upper floor, and opens onto a living room and dining room with sofas, TV and dining table with sea views. Also on this floor are a double bedroom with sea views, a second double with garden views, and a bathroom with shower. A staircase leads to the lower floor, which has a room with a large double sofabed (so it can be made up for you as a bedroom or a living room), a bathroom with shower and the indoor kitchen with a small dining table. This lower floor also has independent access from outside, where there is a small terrace. Also on the lower floor is a separately owned apartment which is usually unoccupied, but which the owner uses occasionally to change for swimming in the sea in front of the residence.

Outside: the main entrance is reached from the private parking space via a flight steps. All around the first floor is an extensive terrace offering superb sea views. The first floor bedrooms and living room open out onto the terrace, which also features a fully equipped kitchen with dishwasher and a beautifully positioned dining area. Steps from this terrace leads up through the garden to the pool, which is set behind and above the house and affords stunning views. The pool also features a water slide, and a waterfall feature. Beside the pool is a hot water shower and plenty of decking. About 50 metres from and out of sight of La Timpa is a communal area of lawn which is shared with other residents of the gated residence. Steps lead from this lawn down to the sea, where there is great swimming and snorkelling off the rocks of the marine reserve.
