Overview
A beautifully situated property with a panoramic pool, extensive views over the Sicilian heartland and proximity to some of the most fascinating villages in Sicily. Principato is a well designed villa, perfect for a family holiday "away from it all" or as a base for exploring the Madonie mountains, on foot, by car or by bike. Large, shady terraces and a well organised open-plan indoor living area make this an ideal house for both the height of summer and the lower seasons.
The Property
Inside: enter the house via the large, shaded terrace into the well laid-out kitchen, dining and living area. The sitting area has sofas in front of the open fireplace (which is wonderful on those cooler spring evenings) and the practical, homely and well-equipped kitchen features a large dining table made of solid chestnut. Continuing through into the sleeping quarters, the four double bedrooms and two bathrooms are comfortably fitted and well organised, with plenty of wardrobe space in the bedrooms. A fifth bedroom near the pool is accessed from the terrace and has its own bathroom. The decor throughout is simple and low key, and characterised by an extensive use of high quality chestnut wood in the doors and windows and by the traditional local terracotta floor tiling.
Outside: the house lies in two hectares of spectacularly positioned vineyards and olive groves with breath-taking views of the surrounding Madonie hills. From the main gate, the outdoor living space spreads out before you. The large, covered terrace with sitting area and dining table communicates directly with the kitchen, and, via a stone wall and secure fence, the panoramic pool. The terrace is paved with the same local stone from which the house itself is built, leaving the visitor with a feeling of natural quality. The garden features a mixture of seasonal flowering plants including some marvellous roses and a variety of Mediterranean shrubs.
The Area
Principato is in the Madonie mountains, near to the small hamlet of Raffo, and just a few minutes drive from the beautiful towns of Petralia Soprana and Petralia Sottana (upper and lower) with their abundance of fabulous churches, unspoiled squares and stunning views. These are villages where one has the feeling that time has stood still for the past fifty years. The more modern town of Madonuzza is about 2km from the house, and offers a good choice of shops. The Madonie mountains offer some of the finest walking in Sicily, with the peak of Pizzo Carbonara, at just under 2,000m, boasting views as far as Palermo to the west and Etna to the east. Finally, the sandy beaches at Lascari are just 60 minutes drive away.

Think About
Summer temperatures in the Madonie Mountains are generally a few degrees cooler than those down on the coast, so if you would like to get away from too much heat, Principato is a great choice.
